In efforts to assist members of the public review applications under review by the Conservation Commission, Planning Board, and Zoning Board of Appeals (ZBA) - all projects under review will be listed below.

Natick Planning Board
The projects below are currently under review by the Planning Board. Please click on the respective project to review the application, site plans, and supporting documentation.
Linda Valentin (the "Applicant") has applied for Site Plan Review, Special Permit for Historic Preservation (Section III-J of the Natick Zoning Bylaw), Special Permit for Aquifer Protection District (APD), Scenic Roadway Modification for the property located at 50 Pleasant Street (64-00000009).
The project will include the redevelopment of existing historic structures for the creation of five residential units, in addition to associated site improvements.

69 East Central Street, LLC (the “Applicant”) seeks approval for an Open Space Residential Development (OSRD) Special Permit (Section III.A.2, III.F, IV.B, V.E, V.J, and VI.DD) and Site Plan Review (Section VI-DD) of the Natick Zoning Bylaw.
The project includes the construction of a three new residential units and associated site improvements to be combined with a previously approved Residential Cluster Development Special Permit (Wayside Condominium) dated March 25, 2022. The property is located at 84 Rockland Street (66-0000010C), located the Residential Single –B Zoning District, and to be combined with 76/80 Rockland Street.

69 East Central Street, LLC (the “Applicant”) seeks approval for a Special Permit for Use (Section III.A.2, Lines 4, 12, 22, 27, 27A, 36-38A, 50A) for the creation of a Residential Mixed-use Development per Sections 200, III.EE, V.J, and VI-DD; Site Plan Review (Section IV.B, VI-DD); Special Permit for Aquifer Protection District (APD) Section III-A.5; and Dimensional Review per Section IV-B and V.E of the Natick Zoning Bylaw.
The project includes the construction of a new Residential Mixed-use Development, off-street parking, and associated site improvements, which will take place at 69 East Central Street (44-266) and 77 East Central Street (44-267). The project will further include the consolidation of driveways with the property at 85 East Central Street (44-268), in addition to providing excess off-street parking.

7 Mechanic Street, LLC (the “Applicant”).
The Applicant seeks approval for Site Plan Review (Sections III.A.2.32 and .39, IV.A and B., V.D, VI-DD) for a change of use, Special Permit for Use (Section III.A.2.32. Auto body, soldering, or welding shop), Special Permit for Aquifer Protection District (Section III.A.5 and VI.DD) of the Natick Zoning Bylaws. The property is located at 7 Mechanic Street (35-00000107) within the Industrial-I Zoning District.
The project includes the razing of an existing structure and the construction of a new structure for uses defined in Section III.A.2.32 and 39, with associated site improvements.

Town Fair Tire (the “Applicant”) seeks approval for Site Plan Review (Sections III.A.2, IV.B, V.D, IV.DD, and Sections 320-329) and Special Permit Aquifer Protection District (APD) (Section III.A.5) of the Natick Zoning Bylaws. The project includes reuse of an existing structure with modification for use by the Applicant for retail sales of products, installation of tires/wheels/associated components, and associated site improvements. The properties are located at 1262 Worcester Street (24-88A) and 1772 Worcester Street (24-89DA) within the Commercial-II (C-II) and Industrial- (IN-I) Zoning Districts, and the Regional Center (RC) Overlay District.

The project is for the removal of the existing roof and to expand vertically 2 ½ stories and expand the garage and family room within setbacks on the pre-existing, non-conforming lot, as shown on the plans submitted.
